In his usual rapid-fire style, Peter recited history and current statistics on where new South Florida. And he offered tips to those of us who invest in single family houses and rentals. Especially interesting was Dave Dinkel addressing this persistent rumor: "There are so many investors now there are no decent wholesale profit spreads anymore!"
Dave discussed the fact that the wholesale spreads for our Students has been increasing and he called out HG in the audience with a $50,000 profit pending closing and RC with what looks like it could be a $500k profit coming up. In fact our "average" profit spreads have beenbouncing around the $25k area up from $21K per deal.
Dave says, "If you are persistent and use our techniques, the spreads are there."
What is the cost to wait until the perfect time? Simple - how much more would you like to earn each month? Multiply this times 12 months and that is your "Lost Opportunity Cost".
For example, if you want an additional $5,000 per month, that $60,000 this year. If you want to earn $20,000 a month more, that's $240,000 - you can do the math.
Remember: we focus on doing wholesale deals with no Mullah, no credit and little or no risk.
